Honing our processes and expertise to provide an efficient, reliable and personalised approach to looking after you and your home.

Our property management services include access to our MyHome app, both regular and extraordinary property checks (e.g., storm checks), safety compliance management, property and garden maintenance task leadership, a key holding service, garden and waste management, Smart Home management, mail redirection, receiving deliveries and more; also for luxury holiday lets service, a meet & greet service and luxury guest folders.

When you sign up for our luxury property management service, you will receive a dedicated, expert Property Manager who will be your eyes and ears when it comes to looking after your home. They will be your primary point of contact, enabling you to get to know and understand each other, ensuring that standards never slip.

A single point of contact

Building on their close relationship with you, your skilled Property Manager will be your local representative; referring to you for significant decisions, assuring regular and planned maintenance, alongside instigating minor maintenance.

State of the Art communication

Our unique MyHome App allows you to chat with us and keep up with the progress of maintenance tasks in real time, access your safety compliance documents, review your property schedule and download your latest invoice.

Rest easy about your heating and hot water

By linking up to your remote system, we can also tailor your heating schedule to property use, through Smart Home System management, applying our expertise to manage down your costs down and use your system to reduce unnecessary visits in the event of a problem.

Here for your peace of mind and safety

Pebbles is a registered key holder with Devon and Cornwall Police and will be registered for your property. Our up-to-date professional know-how ensures we remain at the forefront of best practice.  We review Safety Compliance requirements annually and can provide your agent or host with the required certification.

How the Service Works

  • As soon as you appoint us, we will assign a Property Manager dedicated to you and your property.  

  • Via our MyHome App, you will be able to access the breadth of expert service right from the start. In liaison with you, they will compile a detailed Property Index scheduling all the necessary and useful information.

  • A photographic index will be assembled, scheduling room by room to ensure consistency of finish.

  • If requested, key holder information will be presented to Devon & Cornwall Constabulary for eventuality that local contact be required in emergency.

  • An annual general inventory will be arranged, with items replaced like for like as wear and tear requires.

  • A bookkeeper will be designated to you from our Accounts Office.
  • Your contractors and suppliers’ costs will be summarised in your monthly invoice with original invoices available on request.
  • For holiday home property management, we will prepare end of year financial reports.
